Our process ยท Homeowner guide

Know what needs answering before the work begins.

Every project is different. This guide covers useful homeowner checkpoints, not a confirmed C&J Builder contract process or a promise about services, approvals or timing.

01

Describe the brief

Explain what you want to change, the property suburb and the outcomes that matter to your household. Share known constraints and questions.

02

Confirm scope and roles

Clarify the proposed work, exclusions, who provides any design or other professional input, and who is responsible for each requirement.

03

Understand cost and approvals

Ask how costs, allowances, site conditions, permits and approvals will be assessed. Confirm responsibilities with relevant professionals and authorities.

04

Document before starting

Make sure agreed scope, contract terms, selections, timing basis, access and disruption expectations are clear in writing before work begins.

05

Agree how to communicate

Confirm who is the main contact, how decisions and site questions are handled and how proposed changes are assessed and recorded.

06

Review completion

Clarify how practical completion, outstanding items, handover information and any applicable aftercare will be addressed in your agreement.

Keep responsibilities clear

Ask who does what, and get it in writing.

Design, engineering, planning and building approvals may involve different professionals and authorities. The exact requirements depend on the project and property. Do not assume any particular service is included or that a builder will arrange permits on your behalf.

Before you commit, request clear information about the contract, scope, exclusions, costs, variation process, timing and communication arrangements. Seek independent professional advice if you need help understanding your obligations.

Start by describing the home you want.
